For years, the four lanes of Highway 98 did something no one in Inlet Beach talked about at dinner: they split the neighborhood in half. The beach was on one side. The Donut Hole, 30Avenue, and the drive toward Rosemary were on the other. You knew the crossing. You waited for the gap. You crossed with a stroller and a held breath.
That geometry is over. A resident on the north side of 98 can now walk through a mural-lined tunnel, emerge at the 30Avenue green, eat at Idyll Hound Proper, and walk south to Rosemary Beach for a concert — a sequence that simply wasn't possible before August 28, 2024. The point of this post is not that the tunnel exists. The point is what it changed about a Wednesday night.
One thesis, and it is not the tunnel
The east end of 30A is now a single walkable evening. That is the claim. Every business that has opened, expanded, or extended hours at 30Avenue since late 2024 makes more sense read against that fact than against any other. The dining directory looks like a neighborhood center because the neighborhood finally reaches it on foot.

If you already live here, the useful question is no longer where do I drive tonight. It is how do I want to string the walk.
What actually anchors 30Avenue
30Avenue is a 16-acre development at the intersection of 98 and 30A. Treat it less as a shopping center and more as a courtyard with a dozen doors. Here is the working directory for a resident, not a first-time visitor:

The pattern is worth naming. Every one of those doors opens onto the same green. Perfectly positioned across from the 30Avenue green space, Proper has plenty of options for the entire family to spread out, with live music seasonally and lawn games, or a covered patio to watch the fun from. Attycat's Arcade is also right around the corner. That is not accidental site planning. That is a design brief that assumes children are unsupervised on grass for the length of one adult cocktail.
The walk, in order
For a resident with visitors in from Atlanta or Nashville, this is the sequence that reads as of the place rather than of the guidebook:
- Start north of 98. Coffee or a late breakfast at Canopy Road Cafe.
- Cross south through the underpass. Construction on the tunnel at the intersection of Hwy 98 and Scenic Road 30A was originally projected to be finished in May 2022, which gives you a sense of how long the neighborhood waited. FDOT put $5.6 million into construction. The Cultural Arts Alliance of Walton County filled the walls with murals, so the crossing reads as a gallery.
- Reset at the 30Avenue green. If you have kids, let them run to Attycat's while you decide dinner.
- Dinner. Idyll Hound Proper if the group wants beer and a burger on a patio. Cuvee 30A if the visitor came for a special occasion. Amici and Amigos if you want the party split between pizza and margaritas without changing tables.
- Walk south. The underpass connects 30Avenue not just to the neighborhoods north of 98 but, at the south end, to the entrance of Rosemary Beach. A Rosemary concert or an ice cream stop at St. Augustine Green closes the loop.
You did not use a car. That is new.
The spring calendar, read through the tunnel
The event calendar this spring is easier to plan than it looks, once you accept that most of it now hands off to the next thing.
- Wednesday evenings at Rosemary Beach. The Spring It On! Concert Series is running at Rosemary Beach's St. Augustine Green on Wednesday evenings through spring, with acts covering classic rock, R&B, and pop — free, bring chairs. Dinner at 30Avenue first, walk south.
- Friday evenings at Seaside. Central Square Cinema Night at Seaside runs every Friday evening through March 29, with the movie starting at 7:30 p.m. under open sky. Different drive, but a natural anchor for a full-family Friday.
- April. Beginning in April 2026, Alsies — a Chapel Hill-founded company that has reimagined the classic American ice cream truck with a modernized format — officially launches along the 30A corridor. - April 23 through 26. The South Walton Beaches Wine & Food Festival returns to Grand Boulevard in Miramar Beach from April 23 through 26, 2026.
The through-line: none of these events overlap, and all of them accept walk-up families.
What the underpass was really for
There is a founding story to this crossing that most residents have forgotten. The project that became the Inlet Beach pedestrian underpass had a specific starting point, not a vague sense of need. According to Leigh Moore, executive director of Scenic Walton, the push began when the Donut Hole opened on the north side of 98 and foot traffic started crossing the highway in volumes the road wasn't designed to absorb. Ten years of planning, a land donation from private business owners, and a federal-state-county funding stack later, a bakery and a bar and grill on opposite sides of a road are now on the same block, functionally.
That has consequences for how you think about the east end that go beyond dinner. It reframes what Inlet Beach is. There are now three main shopping and dining areas located within Inlet Beach: 30Avenue, The Crossings at Inlet Beach, and Shops of Inlet Beach. Only one of them is now walkable from the beach neighborhoods. The other two are catching up, and that gap is the one to watch over the next twenty-four months.
A short list of things residents mistake for permanent
- Cuvee 30A's Sunday closure. Plan around it. It has held for a decade.
- Idyll Hound Proper's no-reservations policy. If you want a patio table for six on a Saturday, arrive at 5.
- The 30Avenue green as public space. It is private, but the operators treat it as commons. Behave accordingly and it stays that way.
- Alsies' service model. Neighborhood requests can be made via email to [email protected]; the company works to add households to a route. If you want the truck on your street this summer, ask in March.
The quieter point
Inlet Beach is just about as authentic Old Florida as you'll find in South Walton, and perhaps anywhere. Quite quiet and bordered by 13 acres of protected dunes, this pristine beach neighborhood feels as if time somehow forgot it. The tension worth holding onto is that the tunnel did not undo any of that. It connected the quiet parts to the loud parts on foot, so residents could opt into either on any given night and get home before the tide chart cared.
That is the argument for staying. It is also, for anyone paying attention, the argument that has been quietly repricing the east end of 30A since late 2024.
